For educational purposes only. This calculator gives estimates, not quotes or financial, legal or tax advice. All mortgage financing is subject to lender approval (OAC, on approved credit). Your actual rate, payment, mortgage insurance premium and qualification will depend on your lender, credit, income and the property. Speak with a licensed mortgage professional or lender before making any decisions.
Property transfer tax exemptions and GST rebates have eligibility rules (citizenship or permanent residency, BC residency, principal residence, move-in deadlines and value limits) and the rules can change. Confirm eligibility with your lawyer or notary and the CRA. Closing costs are typical Greater Victoria estimates; get quotes for your purchase. Mortgage payments use semi-annual compounding. CMHC premiums are added to the mortgage. Insured mortgages are available on homes under $1.5 million; 30-year insured amortization is for first-time buyers and new builds.
